A resort-style waterpark has been announced for Sherman, Texas, with site work expected to begin later this year and an anticipated opening in 2027. The project, which will feature a mix of water attractions and supporting amenities, represents a meaningful addition to the area and reflects the continued investment in leisure-oriented development in the region.

Silicon Sands Waterpark is set to break ground this summer in south Sherman with an anticipated opening in mid-2027.
After it’s initial announcement in 2021, developers have announced the first plan of action to bring the first resort style aquatic experience to the area. Hefton said the project is currently in the design and engineering phase with financing lined up and committed.
“Right now, we’re in the design phase and engineering phase, and we’ve got the financing lined up and committed. So we have a few other obstacles or a few other items that have to be accomplished,” Hefton said.
The plan is to begin moving dirt in late spring or early summer.
“It’ll be a little bit of everything for everybody, and that really was our goal when we envisioned this,” Hefton said. “Our goal really was to appeal to all ages from zero to 80 who can enjoy different elements of the parks.”
The facility will utilize modern technology, including scanning QR codes for food orders and online ticket sales.
“We want to have the biggest and best that there is in terms of aquatic features and benefits there,” Hefton said.
“Silicon Sands was very intentional in our name, and so we wanted to, even with the naming, wanted to pay homage to that,” Hefton said.
The waterpark marks the beginning of development planned for West Village. Hefton said plans don’t stop with the water amenity.
“The plans for West Village here don’t stop with a water amenity. We expect there to be retail and restaurants and commercial and maybe hospitality and office,” Hefton said.
The waterpark will span about 11 acres with visibility and access from Heritage Parkway.
