H&LA Development Update: Buckeye, Arizona

Since completing our recent assignment in Buckeye, Arizona, the pace of development across Buckeye and the greater Phoenix metro has continued to accelerate. A series of large-scale retail, residential, entertainment, and resort projects are now underway or advancing through planning, reinforcing the area’s rapid growth and long-term market potential.

  • Buckeye’s retail landscape is expanding at scale. Verrado Marketplace, a $275 million retail and entertainment destination, is now under construction just off Interstate 10. Scheduled to open in spring 2026, the project will deliver more than 50 stores and restaurants, anchored by national brands such as Target, Marshalls, and HomeGoods, along with a movie theater and family entertainment uses. At full buildout, Verrado Marketplace is expected to generate approximately 1,500 permanent jobs.

  • A transformative retail and entertainment district is taking shape in the West Valley. The Landing, a planned 2,100-acre mixed-use hub just south of the Verrado community, will integrate Buckeye Commons, the under-construction Verrado Marketplace, and future retail, entertainment, and health care developments. Rolling out in phases over the coming years, The Landing is poised to become one of the largest planned destinations of its kind in the West Valley.

  • Long-term residential growth in Buckeye is being reshaped by a mega-master-planned community. The Teravalis development, backed by Howard Hughes Holding Inc., is planned to deliver up to 100,000 homes and approximately 55 million square feet of commercial space across more than 3,000 acres north of Interstate 10. Once fully realized, Teravalis will introduce hundreds of thousands of new residents and stand as one of the largest residential developments in the region.

  • Major entertainment investment is strengthening the West Valley’s regional draw. The Desert Diamond Casino White Tanks opened in late 2024 in Waddell, approximately 20 miles northeast of Buckeye. The $450 million facility includes 900 slot machines, table games, a poker room, a sportsbook, and multiple dining venues, and has created more than 1,000 permanent jobs.

  • New attractions continue to enhance the Valley’s family entertainment offerings. In 2025, Golfland Sunsplash in Mesa debuted the Riptide waterslide, now the tallest in Arizona. The 65-foot attraction features high-speed drops, twists, and a near-vertical wall finish, reinforcing the park’s position as a premier regional water attraction.

  • A major resort destination is rising near State Farm Stadium. The 60-acre VAI Resort is currently under construction in Glendale and will feature more than 1,000 hotel rooms, an amphitheater, multiple dining venues, and a Mattel-themed adventure park with roller coasters and thrill rides. The resort is anticipated to be fully open by the end of 2026, further expanding the West Valley’s tourism and entertainment infrastructure.
