H&LA Development Update: Sherman-Denison, Texas

Following the completion of our recent work in the Sherman–Denison area, several notable development initiatives have moved forward, reflecting the market’s strong fundamentals and growing appeal to both national corporations and developers.

  • Sherman is rapidly emerging as a national semiconductor hub. Texas Instruments has opened the first of four planned fabrication plants near US Route 75, part of a transformative $40 billion campus supported by $1.6 billion in federal CHIPS and Science Act funding. At full build-out, the 4.2-million-square-foot facility will employ approximately 3,000 workers. Adding to this momentum, Taiwan-based Global Wafers Co. has also opened a multi-billion-dollar silicon wafer plant in Sherman, reinforcing the city’s long-term leadership in advanced manufacturing.

  • Major global technology players are deepening their commitment to the region. Apple Inc. recently announced partnerships with both Texas Instruments and Global Wafers Co. as part of a $600 billion investment in U.S. manufacturing. These collaborations will support sustained job growth and further position the Sherman area at the forefront of semiconductor innovation and production.

  • Professional sports and entertainment are gaining traction in Sherman. In 2025, Texoma FC launched play at Historic Bearcat Stadium as a member of USL League One. Team ownership has unveiled plans for a new 7,000-seat stadium, complemented by a youth soccer complex and a mixed-use entertainment district featuring a hotel, restaurants, and retail. While the project is currently in the fundraising phase, it signals a bold vision for expanded tourism and community activity.

  • New hotel development is accelerating to meet rising demand. Several branded hotels are in the pipeline, including a 106-room Home2 Suites by Hilton at 2708 Cornerstone Drive, a 125-room SpringHill Suites at 204 Medical Drive, and a 110-room TownePlace Suites at West Travis Street and Crossroads Boulevard. According to CoStar, all three projects are in the final planning stages and are expected to open by the end of 2027.

  • A landmark residential and tourism development is planned near Lake Texoma. Preston Harbor, proposed near Denison along the lake’s southern shoreline, could ultimately deliver up to 7,500 luxury homes housing as many as 20,000 residents. With an estimated $6 billion total investment, the master-planned community will feature a Margaritaville Resort and other destination-oriented amenities, positioning the area as a premier regional lifestyle and tourism hub.
