Our recent research for a project in Sioux Falls, South Dakota revealed some exciting new hospitality-related developments happening in the area. These developments will have an impact on tourism, employment, and the general economy in Sioux Falls and the surrounding areas in 2024 and beyond.
- A new downtown convention center is now in the early planning stages in Sioux Falls. Part of the planned Riverline District near 10th Street and Cliff Avenue, this facility will be substantially larger than the existing Sioux Falls Convention Center, which first opened in 1996 and regularly turns away business due to its limited size. Initial plans indicate a facility with about 200,000 square feet, which is roughly double the amount of space currently available.
- The Sioux Falls Airport Authority is moving forward with a major expansion that will roughly double the number of passenger gates at the airport and create more space for concessions and lounge seating. Representing an investment of over $100 million, this multi-year project also includes plans for a new skyway connection and parking ramp. These projects will help the facility handle the rising passenger volumes anticipated in coming years.
- Several major developments were recently completed or are now underway at the Sanford Sports Complex in Sioux Falls. Notable projects include The Atlas, a new apartment complex now under construction that will create upwards of 400 housing units; the under-construction Sanford Virtual Care Center; and the under-construction Dakota State University Applied Research Building, which will eventually employ about 1,500 workers. The complex has also seen the recent opening of the new Comfort Inn & Suites hotel.
- A 40,000-square-foot expansion was recently completed at the Empire Mall in Sioux Falls, reconfiguring the section of the mall formerly occupied by Younker’s. This space is now occupied by a new Dillard’s department store, which opened in March 2024. This project highlights the Empire Mall’s strength as a retail destination despite the ongoing challenges faced by traditional shopping malls.
- In June 2024, philanthropist Denny Sanford pledged $25 million to support major improvements at the Great Plains Zoo in Sioux Falls, including a new aquarium. This major donation is part of a $56 million capital campaign, which includes the recently opened Denny Sanford Family Splash Pad.
