Hotel & Leisure Advisors is working on behalf of Mobile County, Alabama, to solicit qualifications and proposals from experienced firms to develop an outdoor waterpark on a 25-acre site that will either be sold or leased to the developer for the project.
The subject site is located adjacent to the under-construction Mobile County Sportsplex Complex that will include ten soccer fields, a 1,500-seat stadium, and a natatorium. Mobile County has allocated 25 acres of the 156-acre Sportsplex facility parcel for the proposed outdoor waterpark. The Mobile County Commission has invested approximately $20,000,000 into land acquisition, concession/restroom facilities, development of fields, and planning for the Sportsplex to date. They plan to spend approximately another $40,000,000 developing additional facilities.
A feasibility study for the proposed waterpark was completed by H&LA and will be available for review by qualified firms interested in submitting a proposal. Mobile County is available to offer multiple incentives for the development of the project including a favorable land lease, infrastructure work, waving permit fees, sales tax rebates, and partial real estate tax abatement.
Mobile is Alabama’s third largest city and a major center for health care, transportation, and shipping. There are 1,642,364 residents within a 90-minute drive of the site. The proposed site in Mobile is southwest of downtown Mobile, near the Interstate 10 and Interstate 65 junction. The site will have visibility from both interstate highways. The immediate area surrounding the subject site includes light industrial development followed by residential development as you move away from the area.
